How does our Rent 2 Own program work?
Here are some of our features and benefits for you the tenant/buyer:
The Rent money you pay each month is working towards the purchase: Every month a portion of your rent payment (typically $200-$400) is credited towards your down payment or off of the sales price at the contract end.
This means a much smaller down payment at close: Since the seller is giving you a monthly rent credit for your punctual payment. There will be, in most cases, a much smaller down payment required at closing.
Most Credit problems are okay: Most qualification restrictions simply do not exist. You will be approved at the sole discretion of the landlord/seller.
Why we don’t offer a 0% money down:
No lengthy mortgage approvals: Your approval will be based solely at our discretion or that of the landlord/seller instead of a lender who can take up to a month, or longer, to render their decision.
Time factor: Before you actually buy the home, you will have 36 + months (depending on your agreement) to repair your credit, find the best interest rates, and make improvements to your home.
** Privacy and secured investment: Beceuse your name will not be on the title or in the public records until you exercise your option to buy, your deposit is protected from collections.
Peace of mind ownership: You will have full control of the home and can maintain or improve it however you wish (some restrictions aplly). As opposed to conventional renting, it will be treated as if you were the owner as soon as you move in.
